House Rules

House Rules

No Parties or Events: To maintain a peaceful environment and respect our neighbors, we do not permit parties, events, or large gatherings.

No Smoking: Smoking is strictly prohibited inside and outside the cabin. No illegal substances allowed on the premises.

Booking Guest Age Minimum : 25 or older, Host reserves the ability to check ID.

Occupancy: The maximum number of guests allowed is as per the booking details. No additional overnight guests are permitted without prior approval from the owner. The property is child-friendly and suitable for toddlers and children under 12.

Local Laws & Ordinances: Guests must comply with all local laws, rules, and ordinances during their stay. Any violation may result in immediate termination of the reservation.

Check-in / Check-out: Check-in is 4pm, check-out is 10am. Please respect these times unless otherwise agreed upon in advance. Late check-outs without prior approval will result in additional fees and also the inconvenience of leaving while the cleaning team is on-site.

Pets: 2 Dogs <50 lbs allowed with a $50 pet fee. Must be paid when booking. Exceptions may be made for registered service animals, but please notify us in advance. If approved, guests are responsible for cleaning up after their pets and ensuring they do not cause damage or disturbances. Pets are not to be left alone unless crated. No pets on the beds please.

Quiet Hours: To respect our neighbors and maintain a peaceful environment, we ask that you observe quiet hours from 10:00 PM to 8:00 AM. During this time, please keep noise levels to a minimum, particularly when outdoors.

Outdoor Amenities: When using the BBQ grill, fire pit table, or wood-burning fireplace, please follow the provided safety guidelines and never leave these amenities unattended.

Outdoor Fires: There are no fires allowed outside of the grill and fire table. When using the grill or fire table please adhere to local fire regulations and guidelines. Do not leave the fire unattended and always fully extinguish it before leaving the area. Refer to the next page for safety guidelines.

Trash Disposal: Dispose of trash in the designated bins. Please ensure all trash is bagged and securely tied before placing it in the bins.

Maintenance and Damage Reporting: In case of any issues or damages, please notify us immediately so we can address the problem promptly. Guests will be held responsible for any unreported damages.

Furniture and Amenities: Please treat the furniture and amenities with care and return them to their original locations before departure. Please don’t rearrange the appliances or furniture.

Personal Belongings: Please ensure you take all personal belongings with you upon departure. We cannot be held responsible for any items left behind, but will do our best to find and return.

Safety and Security: Please lock all doors and windows when leaving the property or going to bed. Familiarize yourself with the location of fire extinguishers and emergency exits. Do not leave traces of food outside as it will attract bears.

Security Devices: For your safety and the protection of the property, Do not tamper with, disable, block, or relocate the Blink camera or components. Any interference will be considered a violation of house rules and may result in the immediate cancellation of your stay without a refund.

Cleanliness: We ask that you maintain the cleanliness of the cabin during your stay. Kindly remove your shoes when entering the cabin. Please don’t eat or drink in the bedrooms. 

Respect for Nature: As our cabin is located in a beautiful natural setting, we ask that you respect the environment by not littering, disturbing wildlife, or damaging any natural features.

Courtesy: Treat our cabin with the same respect and care as you would your own home.

Availability: As hosts we will make ourselves as available as possible to you during your stay. Please know that we are reachable virtually within standard business hours. If after this window, expect some delays in our responses. Should there be an emergency please call 911.

General Note: Breaking any of these House Rules will result in immediate termination of your reservation. Guests will be required to vacate the property, and no refund will be provided for any remaining nights. Additionally, any damages caused as a result of violating these rules will be charged to the guest.

Front Door Smartlock

The door code will be the last 4 digits of the phone number used to book your reservation!

Access codes work during the duration of the booking window.

Nespresso Coffee

How to Use the Nespresso Coffee Machine (Vertuo Pods Only)

Enjoy premium coffee at the touch of a button with our Nespresso VertuoLine machine. Whether you prefer caf or decaf, we’ve provided a starter set of pods so you can sip and relax.


📦 What’s Included:

Nespresso VertuoLine machine (1-button operation)

Starter pods: Caffeinated + Decaf

Adjustable cup tray (fits espresso cups to tall mugs)


🟢 Brewing Instructions:

  1. Fill the Water Tank
  2. Remove the tank from the back, fill with cold, potable water, and reattach securely.
  3. Turn On the Machine
  4. Press the silver top button. It will blink while heating (~15 seconds), then glow steady when ready.
  5. Insert a Pod
  6. Lift the chrome lever, place a pod dome-side down, and turn the lever left to lock.
  7. Brew
  8. Press the silver button once. The machine will auto-read the pod and brew the correct size.
  9. Finish & Eject
  10. Once the brewing stops, turn the lever to the right. The used capsule drops into the internal bin.


🔧 Troubleshooting

Machine won't start or light is off:

  • Make sure the power cord is plugged in securely.
  • Press the top button once to turn on.


Button keeps blinking:

  • This is normal during heating. Wait 15–30 seconds.
  • If blinking rapidly, make sure the pod is fully inserted and the lid is locked.


No coffee comes out:

  • Check that the water tank is full and seated correctly.
  • Ensure the pod is dome-side down and lever is fully locked.
  • Use only official Vertuo pods (classic Nespresso pods do not work).


Coffee is weak or cold:

  • Preheat your mug with hot tap water.
  • Let the machine complete its brew cycle without interruption.


Capsule stuck or machine won’t close:

  • Never force the lid. Open fully, allow the capsule to drop into the bin, then try again.
  • If needed, unplug for 30 seconds, then retry.


✅ Please Note:

This machine only works with Nespresso Vertuo pods (dome-shaped).

For best taste, use filtered or bottled water.

You can top off your coffee manually by pressing the button again after brewing stops.

The machine powers off automatically after 9 minutes of inactivity.

Wood-Burning Fireplace

Safety Guidelines:

Inspect the fireplace: Before using the fireplace, visually inspect the firebox, grate, and flue for any signs of damage or obstructions. If you notice any issues, please notify the property owner before using the fireplace.

Open the flue: Ensure that the flue is fully open before starting a fire to allow proper ventilation and prevent smoke from entering the living area.

Use the right materials: Use only seasoned hardwood logs for burning, and avoid using green wood, paper, or flammable liquids, as they can produce excessive smoke, creosote buildup, or cause a chimney fire.

Building the fire: Place the logs on the grate, leaving space between them for proper airflow. Use kindling or fire starters to ignite the fire, and then gradually add logs as needed.

Keep a safe distance: Maintain at least 3 feet of clearance between the fireplace and any furniture, decor, or flammable materials.

Supervision: Never leave a fire unattended, and ensure that there is always an adult present while the fireplace is in use.

Use fireplace tools: Utilize the provided fireplace tools, such as a poker or tongs, when adjusting the logs or tending to the fire to avoid burns or injuries.

Extinguish the fire: Allow the fire to burn down naturally, and avoid using water to extinguish it, as this can cause thermal shock to the fireplace components. Once the fire is out and the embers are cool, use a fireplace shovel to remove the ashes, placing them in a metal container with a tight-fitting lid.

By following these basic safety guidelines, you can enjoy the warmth and ambiance of the wood-burning fireplace while minimizing risks and maintaining a safe and comfortable environment for everyone.

Fire Table

READ BEFORE OPERATING

To use the fire pit table:

1.) Remove Fire Table Cover and Metal Cover Insert. (see photo #1)

2.) Open the propane valve using the hand turn on top of the tank. (see photo #2)

3.) Follow instructions found on the silver plate (see photo #3)

4.) *Important* When finished do not put the metal cover plate back on until it cools down.

5.) *Important* Turn off the propane when finished (turn to the right, clockwise) (see photo #2)


Safety Guidelines:

Do not cook food or burn any item: It’s not rated for cooking, use grill for food.

Clear the surrounding area: Ensure that the area around the fire pit table is clear of any flammable materials, such as leaves, branches, or outdoor fabrics.

Keep a safe distance: Maintain a minimum distance of 2-3 feet between the fire pit table and any guests, furniture, or structures to prevent accidents and fires.

Timer awareness: Familiarize yourself with the built-in timer on the fire pit table. Avoid resetting the timer multiple times in quick succession to prevent gas build-up and potential hazards.

Supervision: Always have an adult present while the fire pit table is in use, and never leave the fire unattended.

Extinguish the fire: When you’re finished using the fire pit table, ensure the flames are fully extinguished and the propane is turned off. Allow the fire pit table to cool down completely before covering or touching any components.

Thermostat

The thermostat is located on the living room wall. To adjust the temperature, simply press the up or down arrow buttons. Please be mindful of energy usage and keep windows and doors closed while the heating or cooling system is in use. The temperature should range should be 68-75.

Towels

Dark washcloths & hand towels are provided for use when removing make-up to help us preserve our white towel sets.

First Floor

  • 1 bedroom with Queen bed and ensuite bath
  • Half Bath


Second Floor

  • 1 bedrooms with 1 Queen bed
  • 1 bedroom with a King bed
  • 1 Hall bath with bathtub


Lower Level

  • 1 bedroom w/ 3 twin beds, hall bath access
  • 1 bedroom w/ 2 twin beds, ensuite bath

Stocked Supplies

At the cabin you will find starter sets of the essentials: paper towels, toilet paper, coffee pods caf+decaf for the Nespresso (Vertuoline), as well as spices, olive oil, and more.

Firewood available on-site.

Community Pool

Dates: Saturday of Memorial Day Weekend through Labor Day

Times: 2pm until 6pm daily


Hours listed are for unaccompanied guests of property owners and subject to change without notice.

Wintergreen Policy update 2024: No more keyrings. Guests must provide their full names to us for submission to Wintergreen. Bring your ID, as it will be checked against the paperwork.

Smart TVs

The living room (Samsung) and lower level entertainment room (Roku) are equipped with smart TVs and streaming services.

It's connected to the internet should you wish to log-in to any of our favorite streaming channels.

Note: We do not have cable.

Washer and Dryer

Located in the lower level mudroom adjacent to the bunk room near the back door. Do not overload please remember to clean the lint trap after each use :)

Forgot Something?

Just in case basket: We are all human and even the best of us forget something :)

The bin that has some essentials to save you a trip to the store.

Help yourself to any “in case you forgot” items, but please ONLY take what you need.

Trash Compactors

You may notice we do not have any exterior trash bins.

The HOA Community guidelines does not allow houses to have exterior bins because of the bear policy.

The nearest community compactor is 3 minutes away on your way out.

Getting Around

You'll want your own car here — the home, dining, hiking, the spa, and Discovery Ridge are all a short drive, and the mountain roads are winding (take it slow in snow or ice).

No Uber or Lyft — Nelson County is rural and rideshare doesn't operate out here, and cell service is spotty in places, so don't count on hailing a ride.

The resort shuttle runs during ski season only. For a Route 151 brewery/winery crawl, golf at Stoney Creek, or any group outing where nobody wants to drive, book a private shuttle or car service ahead (2–3 weeks out for weekends). See Corporate Car Service of Virginia in Explore, or search for a local wine-tour shuttle.

Lift tickets & ski/snowboard rentals are at the base near The Edge — pre-purchase online to skip the window queue. Snow tubing at The Plunge needs a separate ticket.

Groceries, Gas & Essentials

Gas: The Market in the resort village is the only gas station on the mountain — otherwise the nearest gas is in Nellysford (~20 min down). Top off before you head back up.

Quick needs: The Market covers the basics — deli sandwiches, a pizza counter, grocery staples, Virginia-made products, beer & wine — convenient but small.

A real grocery run: Nellysford Market (~15 min, limited selection), Food Lion in Lovingston (~25 min), or Walmart + Kroger in Waynesboro (~30 min, easy from I-64).

Staying connected: cell service is unreliable on parts of the mountain — the home's WiFi is your dependable connection, and the Mountain Inn has free public WiFi in a pinch.

Medical: urgent care in Lovingston (~25 min); the nearest ER is UVA Medical Center in Charlottesville (~45 min). Call 911 for any emergency.
