House Rules

House Rules

No Parties or Events: To maintain a peaceful environment and respect our neighbors, we do not permit parties, events, or large gatherings.

Pets: 2 Dogs <50 lbs allowed with a $50 pet fee. Must be paid when booking. Exceptions may be made for registered service animals, but please notify us in advance. Guests are responsible for cleaning up after their pets.

No Smoking: Smoking is strictly prohibited inside and outside the condo. No illegal substances allowed on the premises.

Booking Guest Age Minimum: 25 or older, Host reserves the ability to check ID.

Occupancy: The maximum number of guests allowed is as per the booking details. No additional overnight guests are permitted without prior approval from the owner. 

Local Laws & Ordinances: Guests must comply with all local laws, rules, and ordinances during their stay. 

Check-in / Check-out: Check-in is 4pm, check-out is 10am. Please respect these times unless otherwise agreed upon in advance. Late check-outs without prior approval will result in additional fees and also the inconvenience of leaving while the cleaning team is on-site.

Quiet Hours: To respect our neighbors and maintain a peaceful environment, we ask that you observe quiet hours from 10:00 PM to 8:00 AM. During this time, please keep noise levels to a minimum, particularly when outdoors.

Maintenance and Damage Reporting: In case of any issues or damages, please notify us immediately so we can address the problem promptly. Guests will be held responsible for any unreported damages.

Outdoor Amenities: When not in use, please keep the lounge furniture covered - especially in bad weather. Thanks for extending the lifespan of our pillows and keeping it in great condition for you and the next guests enjoyment.

Outdoor Fires: HOA policy does not allow for any type of fire or open flame.

Trash Disposal: Dispose of trash in the designated bins. Please ensure all trash is bagged and securely tied before placing it in the bins.

Furniture and Amenities: Please treat the furniture and amenities with care and return them to their original locations before departure. Please don’t rearrange the furniture. Do not remove any items from the property.

Personal Belongings: Please ensure you take all personal belongings with you upon departure. We cannot be held responsible for any items left behind, but will do our best to locate and return.

Safety and Security: Please lock all doors and windows when leaving the property or going to bed. Familiarize yourself with the location of fire extinguishers and emergency exits.

Security Devices: For your safety and the protection of the property, Do not tamper with, disable, block, or relocate the Blink camera or components. Any interference will be considered a violation of house rules and may result in the immediate cancellation of your stay without a refund.

Cleanliness: We ask that you maintain the cleanliness of the cabin during your stay. Kindly remove your shoes when entering into the home. Please don’t eat or drink in the bedrooms. 

Respect for Nature: As our condo is located in a beautiful natural setting, we ask that you respect the environment by not littering, disturbing wildlife, or damaging any natural features.

Courtesy: Treat our condo with the same respect and care as you would your own home.

Availability: As hosts we will make ourselves as available as much as possible to you during your stay. Should there be an emergency please call 911.

General Note: Breaking any of these House Rules will result in immediate termination of your reservation. Guests will be required to vacate the property, and no refund will be provided for any remaining nights. Additionally, any damages caused as a result of violating these rules will be charged to the guest.

Front Door Lock

The door code will be the last 4 digits of the phone number used to book your reservation!

Access codes work during the duration of the booking window.

To unlock the front door: press the lower left button first, then your code, and the door will automatically unlock. Press lock button to lock the door.

First aid kit and Fire Extinguishers: There is one fire extinguisher and fire blanket underneath the kitchen sink.

Useful House Notes

Access and Troubleshooting

Ski Locker Key: Hanging on the coat rack in the entryway.

Electrical Panel: Directly across from the second bedroom. 

Modem: Located in the brown box next to the fireplace, in case you need to reset the Wi-Fi.

Thermostat: Use the thermostat in the main hallway instead of the baseboard heat.

No hot water? Check the electrical panel to turn on the power to the hot water heater. The HOA staff sometimes forgets to turn the power back on during maintenance checks.

Water turned off? The main water valve is located in the closet in the entryway, above the stepladder. 

Living and Comfort

Outdoor Cushions: In the wicker chest next to the fireplace.

Please keep sectional couch covered when not in use and at the conclusion of your stay.

Firewood: Right outside and available for use. Tinder is in the vestibule. Make sure the flue is open when starting a fire.

Air Purifiers and Fans: Located in both bedroom closets

Extra Sheets, Blankets, and Pillows: 

Located in the bedroom closet.

Family and Child Needs

Portable Highchair and Pack and Play: 

In the front bedroom closet.

Kitchen

First Aid Kit: Under the sink.

Waste Disposal

Dumpsters: Available for use. Please lock them to prevent bears from accessing them.

No Water?

*IMPORTANT*

HOA Policy is to turn off the water supply while the condos are not in use.

If the water is not on upon arrival, please reference the steps and image below to turn it on.

1.) Open the wooden door (directly to the left upon entering)

2.) Locate the water shut off cabinet, open cabinet door

3.) The water valve is located in the top right section.

4.) Turn the yellow valve handle to the "on" position. Thank you!


If for some reason you have no hot water, check to see if the breaker has been tripped.

Wood-burning Fireplace

Safety Guidelines:

Inspect the fireplace: Before using the fireplace, visually inspect the firebox, grate, and flue for any signs of damage or obstructions. If you notice any issues, please notify the property owner before using the fireplace.

Open the flue: Ensure that the flue is fully open before starting a fire to allow proper ventilation and prevent smoke from entering the living area.

Use the right materials: Use only seasoned hardwood logs for burning, and avoid using green wood, paper, or flammable liquids, as they can produce excessive smoke, creosote buildup, or cause a chimney fire.

Building the fire: Place the logs on the grate, leaving space between them for proper airflow. Use kindling or fire starters to ignite the fire, and then gradually add logs as needed.

Keep a safe distance: Maintain at least 3 feet of clearance between the fireplace and any furniture, decor, or flammable materials.

Supervision: Never leave a fire unattended, and ensure that there is always an adult present while the fireplace is in use.

Use fireplace tools: Utilize the provided fireplace tools, such as a poker or tongs, when adjusting the logs or tending to the fire to avoid burns or injuries.

Extinguish the fire: Allow the fire to burn down naturally, and avoid using water to extinguish it, as this can cause thermal shock to the fireplace components. Once the fire is out and the embers are cool, use a fireplace shovel to remove the ashes, placing them in a metal container with a tight-fitting lid.

By following these basic safety guidelines, you can enjoy the warmth and ambiance of the wood-burning fireplace while minimizing risks and maintaining a safe and comfortable environment for everyone.

Memory Function

The device will remember the last sound and volume you selected. It will be very intimate when you turn on the device which auto play the sound you like.


Timer

The timer (30/60/90min Options) is very useful if you don’t want to listen to the sounds for all night or if you are playing it to a child for a certain time.

Headphone Jack

It has a Headphone Jack which is really important if you want to listen privately and not to disturb anyone else.

Washer and Dryer

Located in the first floor hallway behind bi-fold doors. There are dryer sheets and detergent available. Do not overload please remember to clean the lint trap after each use :)

Wintergreen Policy update 2024: No more keyrings. Guests must provide their full names to us for submission to Wintergreen. Bring your ID, as it will be checked against the paperwork.

Ninja Foodi Indoor Grill – Quick & Easy Guide

Welcome! This Ninja grill lets you grill, air fry (called "Air Crisp"), roast, bake, or dehydrate indoors with great results and less smoke. It's fun and fast—here's how to use it safely and simply.

Important Safety Basics

  • Plug it in and place on a flat, heat-safe counter (away from walls/curtains).

  • Always use the removable cooking pot inside (it must be in place when using).

  • Install the splatter shield (metal piece at the back) before turning on—it catches grease.

  • Let it cool completely before moving or cleaning (sides get hot!).

  • Never leave it unattended while on.

Quick Start – How to Use It

  1. Plug in and press the Power button (it lights up).

  2. Choose your function: Press Grill, Air Crisp, Roast, Bake, or Dehydrate.

  3. Adjust temp (use arrows) and time.

  4. Press START/STOP — it preheats (Grill takes ~8 min, others ~3 min).

  5. When it says "Add Food" (or beeps), open lid and add your food.

  6. Close lid and cook. It will beep when done.

  7. Press Power to turn off when finished.

Best Uses & Tips

  • Grill steaks, burgers, veggies: Use the grill grate. Preheat fully for nice char marks. Use a light spray of high-smoke-point oil (like canola or avocado) to reduce smoke. Let meat rest 5 min after for juicier results.

  • Air Crisp (Air Fry): Great for fries, wings, nuggets. Use the crisper basket. Shake halfway for even crispiness. No need for much oil!

  • Roast/Bake: For chicken, veggies, or small cakes. Use the cooking pot (no grate). Lower oven recipe temps by ~25°F.

  • Dehydrate: For fruit chips or jerky—low and slow (long times).

  • Don't overcrowd—single layer works best.

  • For less smoke: Trim fat, use right oils, and empty grease from pot if cooking multiple batches.

Cleaning – Super Easy

  • All parts (grill grate, crisper basket, pot, splatter shield) are dishwasher-safe.

  • Wipe the outside with a damp cloth after it cools.

  • Soak tough spots overnight if needed.

Getting Around

You'll want your own car here — the home, dining, hiking, the spa, and Discovery Ridge are all a short drive, and the mountain roads are winding (take it slow in snow or ice).

No Uber or Lyft — Nelson County is rural and rideshare doesn't operate out here, and cell service is spotty in places, so don't count on hailing a ride.

The resort shuttle runs during ski season only. For a Route 151 brewery/winery crawl, golf at Stoney Creek, or any group outing where nobody wants to drive, book a private shuttle or car service ahead (2–3 weeks out for weekends). See Corporate Car Service of Virginia in Explore, or search for a local wine-tour shuttle.

Lift tickets & ski/snowboard rentals are at the base near The Edge — pre-purchase online to skip the window queue. Snow tubing at The Plunge needs a separate ticket.

Groceries, Gas & Essentials

Gas: The Market in the resort village is the only gas station on the mountain — otherwise the nearest gas is in Nellysford (~20 min down). Top off before you head back up.

Quick needs: The Market covers the basics — deli sandwiches, a pizza counter, grocery staples, Virginia-made products, beer & wine — convenient but small.

A real grocery run: Nellysford Market (~15 min, limited selection), Food Lion in Lovingston (~25 min), or Walmart + Kroger in Waynesboro (~30 min, easy from I-64).

Staying connected: cell service is unreliable on parts of the mountain — the home's WiFi is your dependable connection, and the Mountain Inn has free public WiFi in a pinch.

Medical: urgent care in Lovingston (~25 min); the nearest ER is UVA Medical Center in Charlottesville (~45 min). Call 911 for any emergency.
